The parts of a window that actually fail

Knowing the names of the bits makes it far easier to describe a fault on the phone — and to judge whether a quote for a whole new window is fair.

  • Frame — the fixed outer part screwed into the wall. If this is sound, you almost certainly do not need a new window.
  • Sash — the opening part that swings out. Sashes can drop over time and catch on the frame.
  • Sealed unit — the two panes of glass bonded together with a spacer bar. When its edge seal fails, you get misting between the panes.
  • Friction stay — the metal hinge arm along the top or side of the sash. It wears, bends and stiffens with age.
  • Espagnolette — the long locking bar inside the sash edge, driven by a gearbox under the handle. The gearbox is the usual failure point.
  • Gaskets — the rubber seals that keep the weather out. They harden and shrink, which is where draughts come from.

Can a misted double glazed window be repaired without replacing the whole window?

Yes. When a double glazed unit mists up, the seal around the edge of the sealed unit has failed and moisture has got between the two panes. The frame itself is usually still sound.

In that case only the glass unit needs replacing — it is measured, made to size and swapped into the existing frame using the same beading. That is far cheaper and quicker than a new window, and it is the most common repair we do in Buckingham.

How much do window repairs cost in Buckingham?

My UPVC window handle has snapped — can it be replaced on its own?

Usually yes. UPVC window handles are a standard replaceable part, and the main things that matter are the spindle length, the height of the handle above the fixing screws and whether it is a left or right hand handle.

Why is my UPVC window hard to close or catching on the frame?

The usual cause is worn or bent friction stay hinges, which let the sash drop slightly so the corner catches the frame. Other causes are packers that have shifted inside the sash, a build-up of dirt in the hinge track, or a locking cam that has moved out of adjustment.

Most of these are repairs rather than replacements — the hinges are unscrewed and swapped, the sash is re-packed square, and the keeps are adjusted so it shuts cleanly again.

Do I need to replace my windows if the frames are still in good condition?

Not necessarily. If the frames are square, solid and not cracked, most faults — misted units, failed handles, hinges, locks, draughty seals — are repairable.

Replacement makes more sense when the frames themselves have gone brittle or distorted, when the window is single glazed and you want the insulation, or when several parts have failed on the same window at once.
